Fit Every Duct and Pipe Before You Pay to Install It

Mechanical systems clash more than any trade, and each site clash means cut ducts and idle crews. We coordinate it in the model, so crews install once.

Where margin leaks

Most Field Rework Starts in the Ceiling

Ducts and pipes compete with structure for space. On site, each conflict means rework and change orders.

  • Field Clashes

    Where margin leaks
Ducts and pipes hit beams, sprinklers and electrical, so crews cut, reroute and wait.
    What we fix
Mechanical models coordinated with every trade, with clashes cleared before installation.
  • Fabrication Errors

    Where margin leaks
Duct and pipe sections built from uncoordinated drawings arrive wrong and are made again.
    What we fix
Fabrication-ready models and spool drawings that match the coordinated design.
  • Lost Ceiling Space

    Where margin leaks
Systems that do not fit force lower ceilings, redesign or costly layout changes.
    What we fix
Routing and elevations planned in 3D, so every system fits the space allowed.
  • Equipment Access Issues

    Where margin leaks
Units installed without service clearance mean rework now and higher costs for the owner later.
    What we fix
Equipment placed with access and maintenance zones checked in the model.

What clients ask first

Mechanical BIM: Common Questions

Straight answers from our engineering team. If your question isn’t here, ask us directly.

Ask a senior engineer An engineer replies within one business day.
What does your mechanical BIM include?

3D models of HVAC ductwork, piping and equipment coordinated with every trade, with clash detection, shop drawings and as-built models, at LOD 100 to 500.

Which codes do you follow, and who is responsible for the design?

ASHRAE, SMACNA and the IMC for US projects; AS 1668 and AS 4254 for Australian projects. Design responsibility stays with your engineer of record, who reviews and seals the work. Bimgraphix does not stamp drawings; we answer for every sheet matching your design inputs, and any gap is raised as an RFI, never guessed.

How do you make sure the model is right?

The model is coordinated with structure, plumbing, fire and electrical in Navisworks, clashes are resolved with your team, and it is senior-reviewed before release.

How fast can you deliver, and how is it priced?

We quote per model or per floor and confirm the delivery schedule in writing before work begins, so dates and costs are known on day one. Work is released floor by floor or by zone, so your team can start early. You can begin with one floor and judge the quality before committing the full program.

Is our project information kept confidential?

Yes. We work under your NDA from the first file. Everything we produce, including models and drawings, belongs to you, is shared only through Autodesk Construction Cloud, Procore or a secure link, and is seen only by the team assigned to your project.
