Get Every Pipe Right Before the Walls Close

A wrong slope or missed sleeve is costly once walls close. We model and coordinate every plumbing system before rough-in, so nothing is rerouted or cored.

Where margin leaks

Plumbing Errors Cost Margin

Most plumbing hides in walls, shafts and slabs. Found after they close, a problem means rework and delay.

  • Slope and Fall Problems

    Where margin leaks
Lines without enough fall are found on site, and gravity rework ripples across the floor.
    What we fix
Slopes and inverts calculated and checked in the model before a pipe is hung.
  • Missed Sleeves

    Where margin leaks
Sleeves missed before the pour mean core drilling, engineer reviews and lost days.
    What we fix
Every sleeve and penetration placed in the model and issued before concrete is poured.
  • Riser and Shaft Conflicts

    Where margin leaks
Risers that do not fit their shafts force redesign across every floor they serve.
    What we fix
Shafts and risers sized and coordinated with structure and other trades from the start.
  • Fixture Layout Changes

    Where margin leaks
Late fixture moves mean rerouting supply, waste and vent lines that are already installed.
    What we fix
Fixture locations and connections fixed in the model and agreed before rough-in.

What clients ask first

Plumbing BIM: Common Questions

Straight answers from our engineering team. If your question isn’t here, ask us directly.

Ask a senior engineer An engineer replies within one business day.
What does your plumbing BIM include?

3D models of domestic water, sanitary, storm and vent systems, with sleeve drawings, shop and spool drawings and take-offs, at LOD 100 to 500.

Which codes do you follow, and who is responsible for the design?

The IPC and UPC for US projects and AS/NZS 3500 for Australian projects. Design responsibility stays with your engineer of record, who reviews and seals the work. Bimgraphix does not stamp drawings; we answer for every sheet matching your design inputs, and any gap is raised as an RFI, never guessed.

How do you make sure the model is right?

Slopes and inverts are set and checked, every sleeve is coordinated with structure, and the model is senior-reviewed before release.

How are fees and schedules set, and can you handle large programs?

Fees and delivery dates are fixed in a written proposal from your scope, priced per model or per floor, before any work starts. Large programs are released floor by floor or by riser, with the team sized to your schedule. Revision rounds are agreed up front, and anything outside scope is quoted before we do it.

How do you protect our drawings, models and data?

We sign your NDA before any files are shared. Your models and drawings remain your property, exchanged through Autodesk Construction Cloud, Procore or a secure link, and access is limited to the team on your project.
